Space Quantum Company’s housing solutions delivers multi-faceted benefits and impacts to all industry stakeholders, from our partners and investors to developers and landowners, from housing associations and local councils to owners and occupants, delivering the convergence of
Financial Impact
Housing is emerging as one of the largest financial asset class in the world for investment with the residential sector offering strong prospect for long-term income, backed by attractive rental growth potential. The build-to-rent (“BTR”) sector, specifically, has the potential to make significant contribution towards bridging UK’s housing deficit and in meeting UK housing needs.
One of the biggest challenges faced by the industry, however, is the lack of availability of quality housing stocks.
Our buildings are purpose-built to capitalize in opportunities in the BTR market with our modern method of construction offering the following key benefits for owners and operators:
- accelerated build schedules;
- greater certainty on both build times and costs;
- improved quality of buildings, including better energy and seismic performance;
- reduced build and overall building lifetime maintenance and operating costs;
- reduced wastes.
For long-term investors and owners, that simply means speed to market which translates to efficient use of and faster return on capital as well increase in the internal rate of returns. For building operators, that translates to efficiency of operations and lower operating cost and higher operating income with better living experience for the occupants.
Sustainability Impact
Our mission is to deliver sustainable buildings for sustainable living.
We embrace the use of modern method of construction and progressive enabling technologies and combine them with an integrated approach in building delivery to meet the sustainability standards that we set ourselves in all aspects of building development process:
- Built Environment: Our offsite method of construction ensures efficiency that reduces build time, resources and wastes – a green approach to building net carbon homes;
- Product: We create low carbon future proof buildings by incorporating passive design principles in the construction of our buildings to minimise the environmental impact and maximise energy efficiency. This was achieved amongst others, through careful selection of building materials that enhance the thermal performance of our buildings, the use of radiant heating to reduce energy consumption and solar power to reduce energy bill.
Our buildings are lighter in load, requiring less foundation and ground slab which translates to less materials requirement and more cost savings.
We take a technology-driven approach to constantly drive our buildings’ environmental performance. By manufacturing our buildings we are able to continuously improve the processes and performance of our products to optimize value as technologies evolve.
Our buildings help deliver the overall environmental benefit of climate change mitigation, energy security and resource conservation.
- Operations: Our buildings are structured, designed and technologically-fitted with the long-term objective of reducing operational and maintenance costs, delivering savings in costs and decarbonisation.
Our buildings are efficient and less expensive to operate than conventional building of lesser quality. As investors and occupants become more discerning on environmental sustainability issues, the green footprint of our buildings enhances the asset value in attracting and retaining tenants.
Industry Impact
The UK housing crisis has continued unresolved for decades with the fundamental problem being a persistent shortage in housing. Demand for housing continues to outstrip supply, creating strong demand fundamentals, reflected today in the increase in house prices – nationally, average house now costs eight times the average income. Affordability issues have resulted in the decline in homeownership and rapid growth of the UK private rental scheme sector including the BTR market. It is estimated that by 2025, 25% of UK households will live within the PRS.
The decades of shortages means that the root cause of the problem will need to be addressed. Traditional construction, consistently plagued by failing productivity, cost overruns, project delays and skilled labour shortages has been unable to meet the required build-rate demand for housing supply in the UK. This long record of underperformance has significantly impacted housing delivery in the UK.
Without a fundamental shift in the speed and the way that buildings are built and without the use of less labour-intensive modern methods of construction, the industry will be severely challenged to fulfil demands.
We believe that addressing the housing need will require productivity improvement in the construction industry. We provide a broad-scale disruption in housing delivery by shifting many aspects of the building activity offsite to the more efficient manufacturing-style production. With the ability to create round-the-clock offsite production, we are able to complete projects with notably reduced (and alternatively skilled) workforce, providing the much needed productivity boost amid the industry existing skilled labour shortages.
Furthermore, our method of construction, building design features and choice of materials enhance the quality, energy and operational efficiency and safety of our buildings.
Space Quantum Company delivers speed in completion, addressing the significant gap and attainability of housing in the UK. More than housing, we deliver community lifestyle living for comfortable, safe and healthy living.
We deliver homes.
